Choose your builder early

Our preferred way to begin is a negotiated contract: Groza joins the project before the price is set, and works for you to reach an on-budget start.

Three quarters of our projects have tracked this way, according to our 2014 journal post, Bidding vs. Negotiated Contract.

Interviews and references

You choose Groza early in the process, based on interviews, references and other merit-based factors.

A pre-construction agreement

On an hourly fee structure we prepare a schedule of values, offer value-engineering ideas, help with permitting, and in some cases act as the liaison between an out-of-town architect and the local subcontractors.

Construction, with a clear record

The owner and Groza then enter a construction agreement. Clients describe detailed records of actual cost against the estimate, plus progress reports and billing data they can follow.

Building lightly on the Peninsula

We have completed homes that comply with the guidelines and standards of both the USGBC and the Build It Green programs, including the first LEED Platinum residence in Monterey County.

Our in-house engineers manage our storm water program, which prevents site sediment from damaging sensitive waterways, including the Monterey Bay National Marine Sanctuary.
